Brokerage Services

Site Selection:
Work alongside client and our network of business brokers and real estate brokers to locate the business or find the investment in an area with the best possible returns.

Lease Negotiation: Act as Liaison between Buyer and Sellers Broker or Seller to negotiate the most favorable lease terms and procure for the buyer/client the build out allowance that would mitigate any upfront risk for our clients. Assett Purchases and / or Sales: Locate specific properties and efficiently work through the entire acquisition process from initial offer, negotiations, finalization and closing.

Investor Brockerage Services

Leasing:
Maximize the revenue from the asset by insuring that the leasing activity of the property is meeting or exceeding the market. We will be creating the necessary marketing collateral and having our sales team indentify potential tenants for the site.

Property Disposition: Plan and conduct all marketing efforts to ensure we procure for our clients the maximum value for the asset. We maximize the revenue stream and market the property to the best possible acquisition partners.

Property Management Services

Property Assessment:
Asses property value and identify outstanding repair and maintenance issues: Create detailed budgets to complete needed work and bid out the work to receive the best quality and pricing for the repair.

Property Preservation: Manage the day to day aspects of the property preservation including grounds keeping, maintenance and repairs, tenant needs and tenant build out work. Ensure that the property is maintained in a manner that would allow the property to receive the greatest value for the owner, while keeping in constant contact with existing tenants to ensure they are receiving the support they need.

Revenue & Expense Management: Manage day to day expenses and lease revenues for the property. Send rent invoices to tenants and maintain all financial forms for our clients. Provide monthly P&Ls to clients with a game plan to achieve the level of occupancy needed in order to maximize value.

Financial Services

Debt Placement:
Work with network of lenders to source and place the necessary leverage on a particular venture. Use SBA, Conduit or traditional lending channels to procure the necessary debt.

Equity Placement: Evaluate the deal for investment by our related investment group. Offer terms and hurdle rates to client to establish a further engagement. Also make available the deal terms and projected returns to our network if equity investors to garner further equity investment in the venture.

Receivership Services

Asset Valuation:
Analyze a complex range of economic factors in regards to the asset or portfolio. Some of the most prominent considerations are competitors and customers, sources of revenue, vacancy rate, detailed cost estimates and maintenance issues. Forensic accounting is used to evaluate losses due to borrower negligence or fraud.

Market Assessment: Assess specific market conditions by building an understanding of the many different strands that influence the relative strength and weaknesses of the economy. Macroeconomic considerations need to be taken into account alongside specific and detailed analysis of the potential market for leasing or sale of an asset.

Borrower Credit Underwriting: Build the models necessary to support new lending and asset re-position strategies using a range of financial and cost models. Advanced financial and econometric models are used alongside quantitative analyses, to assess the borrowers' recourse value. With that information we identify alternative solutions to maintain the asset relationship versus foreclosure.

Strategic Planning Services

Client Financial Assessment:
Analyze the client's financial capabilities. Conduct a full lender based underwriting on the client including a thorough assessment of credit capability and avenues, investment capability and possible sources for outside equity, along with possible strategies to mitigate any risks inherent with current capabilities.

Financial Modeling: Build the models necessary to support a new business strategy and also to procure the necessary financing and investment hurdles. Utilize a range of complementary skills and Knowledge along with advanced econometric models and quantitative analyses to prepare the business plan and financial models for lenders & investors.

Feasibility Studies/Deal Underwriting: Assess specific market conditions by building an understanding of the many different strands that influence the relative strength & weaknesses of the economy.
